Josh arrived a few minutes early for our maintenance visit. He throughly checked out both our heating and air conditioning systems and let us know the status of both. He was very pleasant and personable! We will recommend him and Family Heating and Air to everyone we know!
B2 Clean & Check Service Cleaned and Tested heating system. Blower motor is leaking oil, needs to be replaced. The blades on the wheel are starting to accumulate debris and oil residue. Heat exchanger has some questionable spots that will keep checking. Everything is working well at this.
Everything is working well at this time. Recommended replacing humidifier that is no longer functional
Clean and checked furnace. Examined heat exchanger no visible cracks. Blower wheel has a lot of debris. This could be caused by the electronic air cleaner not working properly. Recommended cleaning blower wheel.
Completed b2 on furnace. Blower is dirty, filter is clean and temperature rise is 35.5°. Inducer is pulling .73 amps. Blower is pulling 1.37 amps. Cleaned burners and flame sensor. No visible cracks in heat exchanger and CO =000ppm. System is operating correctly at this time. Estimate provided for blower cleaning, client declined at this time.
Completed b2 on furnace. Filter is clean and temperature rise is 45.1°. Inducer is pulling .77 amps. Blower is pulling 5.23 amps. Blower is clear of debris and no play in wheel. CO = 000ppm. I recommend a Solace Air filter to replace current 1 inch filter. All wires and connections are good. System is operating correctly correctly at this time. Estimate provided for SolaceAir Polarized Media air cleaner.
Replaced service valve under parts warranty. Vacuumed system down to 250 micron, passed decay test. Charged system to manufacture specs. Sub cooling is at target of 10°. Temperature drop is 19.1°. System is operating correctly at this time.
Performed AC tuneup on main system and ductless, this is first visit on new contract. Recommend changing main filter within 1-2months. Both systems are functioning properly at this time. Did not clean indoor ductless filters per homeowners request.
